Challenges

Our biggest challenge was the location and logistics of delivery the fit out. 11 The Strand is situated next to Charing Cross tube station, Trafalgar Square and is directly on The Strand, and so extra safety, time restrictions and regulatory precautions are to be adhered to when delivering and offloading materials. We also wanted to re-use as many of the existing fit out elements as we could to reduce waste.

Opportunities

Following the global pandemic, XPS realised they can successfully work in an extremely agile manner and adapt to the change in client behaviours and needs. In addition, due to XPS reducing their overall floor print, we had a number of fit out and furniture items we could repurpose.

Solutions

By creating an effectivity designed space, XPS were able to reduce their floor print from 13,000sqft to 6,500sqft, taking them from 2 floors to 1, all whilst enhancing their staff and client experience. Utilising agile working practises and state of the art AV equipment, we have been able to make every inch cater to multiple uses and provide spaces for a wide variety of tasks to be carried out individually and as a team. XPS now have a modern workspace, which has a little bit of everything, from sit stand work stations, to video conference rooms, acoustic booths, high tech meeting rooms and relaxing breakout areas, with stunning views of the city. We also managed to economise by reusing many of the existing door sets and furniture pieces. By designing them into the scheme from the beginning of the journey, we were able to maximise XPS’s overall budget and reduce waste. Blending the old with the new.
